Pricing & Costs

There’s no simple answer to this. Square foot pricing can be misleading because every home is different. A basic home with minimal exterior features and standard finishes will cost significantly less per square foot than a home with custom details, high-end finishes, large porches, and a multi-car garage.

  • The best way to get an accurate estimate is to provide a full set of house plans so we can give you an exact cost.
  • We focus on total home value rather than price per square foot to ensure your home meets your budget and vision.

Yes! Knowing your budget upfront is key. This allows us to design and build a home that aligns with your financial goals. If adjustments need to be made, we’ll work with you to explore options that help you stay within budget without sacrificing quality.

What’s your home build process like?

We make the building process smooth and stress-free by guiding you through each step.

  • Step 1: Find the perfect lot for your home.
  • Step 2: Work with us or a draftsman to design your home (this can take a couple of months).
  • Step 3: Meet to review house plans, finishes, and selections.
  • Step 4: We provide a detailed estimate for your review.
  • Step 5: Once comfortable, we finalize the contract, specs, and cost sheet.
  • Step 6: If financing, the bank will need these documents for loan approval (typically 30 days).
  • Step 7: Once the bank gives approval, we begin construction!

A typical home takes about 6-8 months from breaking ground to completion. However, several factors can impact the timeline, including:

  • Home size and design complexity
  • Weather conditions
  • Material availability
  • Lot accommodations

We’ll provide a more specific timeline once we meet and finalize your home plans.

Financing & Loans

Your lender will require:

  • Signed contract and specifications
  • Full cost estimate
  • Complete house plans

A construction loan is a short-term loan that finances the building of your home. Here’s how it works:

  • You close on the loan before construction begins.
  • Each month, we submit a draw request for completed work.
  • You and the bank approve each draw before payment is made.

With contractor financing, we cover the construction costs, and you secure a mortgage at the end of the build. This option is typically available for homes in our subdivisions.

Building Locations & Customization

Yes! We build within a 30-mile radius of EvansvilleIN, including:

  • Poseyville, IN
  • Wadesville, IN
  • Haubstadt, IN
  • Newburgh, IN
  • Boonville, IN
  • Mt. Vernon, IN

However, we do not build on underground or surface-mined ground due to potential soil instability. You can check your property’s history here: Coal Mine Information System.

Yes! We are currently building in:

  • Centerra Ridge – Located on the Eastside off Telephone Road. Only a few lots remain!
  • Briar Pointe – Located at HWY 41 and Lynch, offering estate homes, siding homes, and condos in various price ranges.

Absolutely! As long as you provide a complete set of architectural or draftsman-approved drawings, we can build to your specifications.

Yes! We offer in-house drafting services, which allows us to design a home that aligns with your budget and vision. Our in-house drafting team can also modify any of our existing plans to better suit your needs.

Construction Details & Customization

We offer a detailed list of our standard home features. We also recommend visiting one of our completed homes to see the quality of our work firsthand. Contact us for a copy of our Standard Features document or to schedule a tour today! 

Yes! If you choose an upgraded feature not included in the original bid, we’ll communicate the cost before ordering or installing it. All upgrades must be confirmed or declined before moving forward.

We build a wide range of home sizes. If your plan isn’t a fit for us, we’ll let you know upfront—whether via email or during an in-person meeting.

Warranty & Customer Service

We stand behind our work with the following warranties:

  • One-Year Workmanship Warranty – Covers minor repairs due to settling. You can submit a punch list one year after closing.
  • Ten-Year Structural Warranty – Covers structural integrity.
  • Four-Year Roof Warranty – Covers roofing workmanship.

John and Jonathan personally oversee on-site construction, ensuring every detail meets our high standards, while Brittani is readily available in the office to answer any questions via phone or email. Brittani Frank

Project & Design Coordinator

As the Project Coordinator at John Elpers Homes, Brittani Frank plays a key role in ensuring each home-building project runs smoothly. Whether coordinating spec homes—built before they are sold—or custom homes tailored for a specific client, she guides homeowners through the entire process, answering questions and managing every detail. Brittani also handles material ordering with budget considerations, schedules jobs, and keeps everything organized behind the scenes. In addition, she serves as the in-house draftswoman, designing both spec and custom home plans for clients who choose to work directly with her.

Being part of a family-run business has instilled in Brittani a deep commitment to hard work, quality, and integrity. Inspired by the strong reputation her parents built, she carries on their legacy by ensuring every home meets the highest standards. Since 2008, she has combined her expertise in interior design and drafting to help create stunning, functional homes. Outside of work, Brittani enjoys boating, skiing, and spending time with her husband, Kyle, and their three children—Wyatt, Cora, and Beckham. She also loves spending time with her friends and family.

Jonathan Elpers

Vice President & Co-Owner

Jon Elpers is a third-generation home builder and Vice President of John Elpers Homes. Having grown up around the family business, Jon developed an early appreciation for quality craftsmanship, attention to detail, and what it takes to build a home the right way.
Today, Jon is actively involved in the construction and development side of the company, with an emphasis on keeping projects running smoothly, maintaining accountability throughout the building process, and delivering a finished product that meets the standards John Elpers Homes has built its reputation on.
 
What Jon enjoys most about building is the challenge of bringing together all the moving parts required to take a raw piece of ground and turn it into a high-quality finished home. Even more rewarding is seeing a family move in, make the home their own, and knowing the work will be part of their lives for years to come.
 
Outside of work, Jon enjoys spending time with his wife and their three children.

Annette Elpers

Secretary

Annette Elpers serves as the Secretary and bookkeeper for John Elpers Homes, managing payroll, balancing finances, and ensuring everything runs smoothly behind the scenes. She and her husband, John, built the company from the ground up over 31 years ago, creating a legacy that their children, Brittani and Jonathan, now carry forward. Being part of a family-run business has allowed Annette to balance work and family, and she cherishes the time spent working alongside her daughter in the office and seeing her son’s craftsmanship in the field. She finds fulfillment in hearing from homeowners years later who still love their homes and appreciate the quality work their team delivers. Outside of work, Annette enjoys time with her children and eight grandchildren, boating on Lake Barkley, skiing, motorcycle trips, and the occasional scuba diving adventure. Her approach to work is simple: Do what you love.

John Elpers

Founder & President

John Elpers has dedicated over 45 years to the home-building industry, beginning his career alongside his parents before establishing a successful company with his wife and children. As the leader of John Elpers Homes, he plays a hands-on role in every project, handling estimates, site preparation, framing punch-outs, and final grading to ensure each home starts with a solid foundation. He takes great pride in working with family and delivering high-quality homes on time and within budget. Over the years, he has helped build everything from custom homes to apartments, offices, and hotels, always maintaining a commitment to craftsmanship and customer satisfaction.

His passion for construction stems from a lifelong love of working outdoors and seeing a project come to life. Outside of work, John is a dedicated fitness enthusiast, working out four days a week, and enjoys boating, camping, and spending time with his family at Kentucky and Barkley Lake. His approach to work is built on knowledge, integrity, and staying on budget, ensuring every homeowner has a seamless and rewarding building experience.
