Pricing & Costs
What’s the going price per square foot?
There’s no simple answer to this. Square foot pricing can be misleading because every home is different. A basic home with minimal exterior features and standard finishes will cost significantly less per square foot than a home with custom details, high-end finishes, large porches, and a multi-car garage.
- The best way to get an accurate estimate is to provide a full set of house plans so we can give you an exact cost.
- We focus on total home value rather than price per square foot to ensure your home meets your budget and vision.
Can you build within my budget?
Yes! Knowing your budget upfront is key. This allows us to design and build a home that aligns with your financial goals. If adjustments need to be made, we’ll work with you to explore options that help you stay within budget without sacrificing quality.
Home Building Process
What’s your home build process like?
We make the building process smooth and stress-free by guiding you through each step.
- Step 1: Find the perfect lot for your home.
- Step 2: Work with us or a draftsman to design your home (this can take a couple of months).
- Step 3: Meet to review house plans, finishes, and selections.
- Step 4: We provide a detailed estimate for your review.
- Step 5: Once comfortable, we finalize the contract, specs, and cost sheet.
- Step 6: If financing, the bank will need these documents for loan approval (typically 30 days).
- Step 7: Once the bank gives approval, we begin construction!

How long does it take to build?
A typical home takes about 6-8 months from breaking ground to completion. However, several factors can impact the timeline, including:
- Home size and design complexity
- Weather conditions
- Material availability
- Lot accommodations
We’ll provide a more specific timeline once we meet and finalize your home plans.
Financing & Loans
What does the bank need from me for my loan?
Your lender will require:
- Signed contract and specifications
- Full cost estimate
- Complete house plans
What is a construction loan?
A construction loan is a short-term loan that finances the building of your home. Here’s how it works:
- You close on the loan before construction begins.
- Each month, we submit a draw request for completed work.
- You and the bank approve each draw before payment is made.
What is contractor financing?
With contractor financing, we cover the construction costs, and you secure a mortgage at the end of the build. This option is typically available for homes in our subdivisions.
Building Locations & Customization
Can you build on my lot?
Yes! We build within a 30-mile radius of Evansville, IN, including:
- Poseyville, IN
- Wadesville, IN
- Haubstadt, IN
- Newburgh, IN
- Boonville, IN
- Mt. Vernon, IN
However, we do not build on underground or surface-mined ground due to potential soil instability. You can check your property’s history here: Coal Mine Information System.
Do you have subdivisions you build in?
Yes! We are currently building in:
- Centerra Ridge – Located on the Eastside off Telephone Road. Only a few lots remain!
- Briar Pointe – Located at HWY 41 and Lynch, offering estate homes, siding homes, and condos in various price ranges.

Can you build my house plan?
Absolutely! As long as you provide a complete set of architectural or draftsman-approved drawings, we can build to your specifications.
Can you draft a custom house plan?
Yes! We offer in-house drafting services, which allows us to design a home that aligns with your budget and vision. Our in-house drafting team can also modify any of our existing plans to better suit your needs.
Construction Details & Customization
What do you consider “standard” in your homes?
We offer a detailed list of our standard home features. We also recommend visiting one of our completed homes to see the quality of our work firsthand. Contact us for a copy of our Standard Features document or to schedule a tour today!
Can I make changes to my home during construction?
Yes! If you choose an upgraded feature not included in the original bid, we’ll communicate the cost before ordering or installing it. All upgrades must be confirmed or declined before moving forward.
What size homes do you build?
We build a wide range of home sizes. If your plan isn’t a fit for us, we’ll let you know upfront—whether via email or during an in-person meeting.
Warranty & Customer Service
What is your home builder warranty?
We stand behind our work with the following warranties:
- One-Year Workmanship Warranty – Covers minor repairs due to settling. You can submit a punch list one year after closing.
- Ten-Year Structural Warranty – Covers structural integrity.
- Four-Year Roof Warranty – Covers roofing workmanship.

- John and Jonathan personally oversee on-site construction, ensuring every detail meets our high standards, while Brittani is readily available in the office to answer any questions via phone or email.
